Below is a sample of some of VMG’s Realized Returns:

  • Acquired 47,000 sq. ft. self storage facility in Sarasota County, FL: $75,000 of upfront capital improvements yielded an end of year one 20% increase in NOI; principals refinanced 100% of original equity investment after one year of ownership; property was sold after a 3 year hold for a 32% IRR.
  • Acquired 241 unit portfolio of three separate apartment properties located in Jacksonville, FL, Orlando, FL and Daytona Beach, FL; acquisition price $12,000,000; immediately resold the assets to local/regional strategic operators for $12,750,000.
  • Acquired 45,000 sq. ft. self storage facility in Macon, GA in latter stages of lease-up: 2.5 acres of land included in acquisition to build up to 30,000 sq. ft. of additional storage units; 17% current annualized cash-on-cash return with significant future upside through the development of additional units.
