Velocity Management Group is a hard-working, dedicated team of professionals. Every member of the team is instrumental in maximizing the performance of each asset. VMG is results oriented – roles are clearly defined, and there is a culture of accountability.

 

Tim Johnson / Co-Founder and Managing Member

Tim Johnson brings over a decade of enterprise business skills and experience to the table as an entrepreneur. Over the course of several diverse and challenging assignments, Tim consistently focuses on continuous improvement and the creation of process efficiencies in the achievement of operational goals.

Tim majored in International Business Management at the University of Connecticut. Tim graduated Suma Cum Laude from the University of Connecticut in 2000. Tim’s career began with Pratt & Whitney, a United Technologies company. Tim’s role included managing supplier relations with key strategic suppliers in Japan and Asia (Mitsubishi Heavy Industries). Tim also gained hands-on experience in continuous improvement through a kaizen implementation in UTC’s East Hartford manufacturing facility. These experiences in Fortune 100 manufacturing and operations processes became the foundation for Tim’s real estate operations philosophies and practices.

As co-founder of Velocity Management Group, Tim continues to leverage both his hands-on management skills and deal-making abilities in commercial real estate. Since moving to Florida in 2002, through his involvement with Marcus & Millichap, Realty Asset Advisors and VMG, Tim has participated in over $850 million of investment real estate transactions. He has been actively involved in over a dozen $5+M asset repositioning/improvement projects.

Tim is also an accomplished FAA licensed pilot holding an ATP certificate, with several turbojet type-ratings. He has instructed and flown internationally throughout the Western Hemisphere, and has conducted flight operations under 14 CFR Parts 91, 121, and 135. Tim’s personal interests include recreational aviation, travel, and exercise. Presently, Tim resides in Tampa, Florida.


Jay Crotty / Co-Founder and Managing Member

Jay Crotty began his career as an investment real estate broker with a large national firm. He became one of the top producing agents in Florida, representing several highly respected and well known apartment investors. He then began to manage and invest in multifamily and self storage properties. He also serves on the Board of Directors of the Richter Realty Company, a firm that owns and manages a portfolio of office and warehouse properties in the greater Cincinnati, OH market.

Jay has also made a few early stage angel investments in the technology industry. His energy, vision and work ethic continue to shape Velocity Management Group each day. Jay believes that with patience and hard work, great opportunities exist in the commercial real estate market.


Gail Rummel / Accounting Manager

Gail Rummel has been involved in corporate accounting and general office management for over 35 years. She has strong experience in both industry as well as service sectors. Over the course of her career, she has been responsible for overseeing and managing corporate bank accounts, accounts payable, accounts receivable, balance sheets, and the general ledger. Gail is instrumental in helping Velocity Management Group meet and exceed the benchmarks/budget for every asset it manages, in addition to the production of quality and actionable reporting.


Teri Grubbs / Regional Manager for Self Storage Properties; Macon, GA

Teri Grubbs has been in the self storage industry for over twelve years. Teri began her career as a relief manager where she worked on a diverse group of properties ranging in size from 120 units to 710 units. Working on so many different properties offered Teri invaluable experience, and she learned many lessons that continue to guide her today.

Teri then became the head manager of a 260 unit property in Atlanta, where she lived and worked for almost three years. When Teri took over the property, it had an 80% occupancy rate, and within six months, she increased it to a 99% occupancy rate.

Teri then took over the head manager position at a new 45,000 square foot facility in Macon, GA. She was responsible for developing and implementing all processes and procedures – setting up the computers and software, numbering the units, selecting vendors and several other tasks involved in opening up a new facility.

Teri has worked with all the major truck rental companies: Uhaul, Ryder, Budget and Penske. She has attended various seminars and workshops on best practices and is a member of the Georgia Self Storage Association.
